What Type of Inspections in Brisbane Do I Require?

The Queensland Building and Construction Commission requires completed building and pest inspection detailed report in Brisbane and the preparation of a report to be in accordance with the “Australian Standard 4349.1-2007 for ‘Inspection of buildings-Pre-purchase inspections-Residential buildings,” with the purpose of providing advice to the Client regarding the condition of the Building & Site at the time of inspection.

Although it may appear that different inspection companies offer various types of inspections, the fact is your pre purchase home inspection is to be categorized by 1 or more of the following 3 options,

  • Option 1,  Pre-Purchase Standard Property Inspection Report
  • Option 2,  Pre-Purchase Structural Inspection Report
  • Option 3Special-Purpose Inspection Report

How Are The Different Inspection Options Scoped?

Option 1

The Pre-Purchase Standard Property Inspection is more broadly in-depth in its scope then option 2.

Your Spacefield Inspector will carefully examine, identify and investigate the property discernible at the time of inspection for:

evidence of structural damage

prevailing factors of certain building elements and situations that an outcome may likely or possibly induce structural damage

major defects of secondary and finishing elements

collectively appraise minor defects to the property

items that may constitute a present or imminent serious safety hazard

Option 2

The Pre-Purchase Structural Inspection Report process focuses exclusively on the structure and its elements and omits items that are unrelated and do not comprise or effect the structure and or its integrity.

Your Spacefield building inspector will carefully examine, identify and investigate the property discernible at the time of inspection for:

evidence of structural damage

prevailing factors of certain building elements and situations that an outcome may likely or possibly induce structural damage

Option 3

A Special-Purpose Inspection Report is for any other item  related to the building  and the properties site that is not covered within the scopes of options 1 and 2.

The report  must include the defined purpose, scope and acceptance criteria on which the Special-Purpose Inspection report is to be based.

A Special-Purpose Inspection Report may include Option 1 or Option 2 as well as any other particular requirement of the Client in the interest of safety and item condition.
